USB ports or basic smart devices are inexpensive upgrades that will make your rental property more comfortable for not only your current tenants but for future tenants as well. Even a video doorbell or smart thermostat will make your tenant happy and also increase the value of your property. It will be an investment that will pay off in a lot of different ways.

Other tenant gift ideas are less tangible but no less appreciated. If you have multiple tenants in the same locality, you could plan a fun event for them such as a free movie night or even just a simple gathering. You could also gift them a useful service like water or furnace filter delivery. If it is still financially viable for you, consider giving your tenants a rent break from upcoming increases, perhaps delaying their increase for one or two months. A polite card stating your gift of lower rent will be a great holiday surprise for them.

If nothing else, a holiday card would be appreciated by your tenants. This is not just good practice, but it could also be a gift to encourage goodwill. However, make sure you mind your tenants’ religions and cultures. Many people do not celebrate Christmas so your best bet would be to wish them “Happy Holidays” instead. You will be showing your tenants respect while wishing them well at the same time.
